The concept of the Golden Neighborhood began with the vision of creating a residential community that would challenge the existing standards of neighborhood design in Kosovo, offering high-quality living spaces and contemporary architecture. The location of the project is Nokshiqi Street, New Prishtina, Çagllavicë (Cadastral Zone).
The development is divided into three phases:
Phase 1: 7 individual houses
Phase 2: 4 houses
Phase 3: 5 houses
The houses are categorized into different types and subtypes, depending on size and level of comfort:
Type A → the most spacious and comfortable option
Type E → the most economical option
This variety provides clients with a wide range of choices. All houses are designed with a central vertical circulation core, separating the spaces into two main groups: the living/sleeping areas and the service areas. This planning solution allows for good orientation and functional connectivity between rooms.
From a site-planning perspective, the houses are treated as a whole, forming a dynamic yet symmetrical silhouette that fits contextually within its surroundings. Roofs are designed as pitched single or double slopes, adapting to the local climate while aiming for the desired architectural effect.
A distinctive feature of local tradition is reflected in the application of stone cladding on the ground floor, reinterpreted in a contemporary manner. The ground floor expresses stability, while the first floor—treated in white—rests lightly above, creating a minimal, modern façade.
Openings are designed in varied forms and dimensions, ensuring that each house has its own unique character, despite having the same overall volume. Color, used as a strong expressive element, highlights the entrances and vertical entry walls, giving individual identity to each home.
The surface areas of the houses vary by type, ranging from 214.74 m² to 440.96 m².
