Golden Neighborhood II

The concept of the Golden Neighborhood began with the vision of creating a residential community that would challenge the established standards of post-war neighborhood developments in Kosovo, offering high-quality spaces and contemporary architecture. The neighborhood is planned to be built in New Prishtina, within the cadastral zone of Çagllavicë, and will be developed in three phases:

• Phase 1: 7 individual houses

• Phase 2: 2 individual houses and 1 duplex

• Phase 3: 5 individual houses

House Types & Planning

The houses are categorized into different types and subtypes, depending on size and comfort, ranging from Type A (most spacious and premium option) to Type E (most economical option), giving future residents a wide range of choices.

All houses are designed with a central vertical circulation core, dividing the layout into two main groups:

• Living/sleeping areas

• Service areas

This planning approach enables efficient orientation and functional connections between rooms.

Architectural Design

On site, the houses are treated as a cohesive ensemble, forming a silhouette that is both dynamic and symmetrical, while remaining contextual. Roofs are designed as pitched, either single- or double-sloped, adapted to the local climate while achieving the desired architectural effect.

A characteristic feature drawn from local culture is the application of stone cladding on the ground floor—a reinterpretation of traditional homes with a contemporary touch.

While the ground floor conveys stability, the first floor—treated in white—rests lightly above, creating a minimalist and modern façade.

Openings are applied in various shapes and sizes, ensuring that each home has its own unique identity, even though they share the same volume. Color is used as a strong expressive element, particularly in accentuating the entrances and vertical entrance walls, further emphasizing the individuality of each house.

Golden Neighborhood 2 combines tradition and modernity, offering families elegant, safe, and comfortable living spaces tailored to their needs.
