Every project begins with design in accordance with zoning conditions and regulations, which includes obtaining a building permit, signing a preliminary agreement, passing technical acceptance, obtaining a property certificate, and finally signing the definitive contract to transfer ownership to the buyer.

Building Permit

At the center of every project lies the building permit, a crucial step that allows the process to begin. It ensures compliance with laws, zoning regulations, construction codes, and legal requirements. The permit defines project specifications, duration, and obligations under the supervision of competent authorities. Once obtained, the next step involves notarizing agreements with clients, starting with the Preliminary Agreement.

Preliminary Agreement

This agreement precedes the definitive contract and allows preliminary discussions with clients. It secures the buyer’s interest in the property in accordance with the building permit. The preliminary agreement covers the main aspects of the definitive contract, including project purpose, estimated costs, purchase price, payment terms, delivery deadlines, and conditions necessary to align with client expectations.

Technical Acceptance & Property Certificate

After completing the construction, the next step is technical acceptance and obtaining the property certificate. This stage confirms the quality of the project and compliance with approved plans, specifications, and regulations. The issuance of a Usage Certificate and the generation of the ownership sheet for each sold property formalizes the transition to the post-construction phase, enabling habitation or business operation.

Definitive Contract

The final step is the signing of the definitive contract with the buyer. This legally binding document confirms the terms already outlined in the preliminary agreement and is signed once all obligations of both seller and buyer are fulfilled. A well-prepared definitive contract marks the successful conclusion of the project and the legal processes of the company.
